As per Florida state guidelines, the following items are all considered to be related to the structural integrity and safety of the building and must be reserved for:
Complete roofing system evaluation
Load-bearing walls and primary structural members
Fireproofing and fire protection systems
All plumbing systems and components
Complete electrical infrastructure
Waterproofing and exterior painting
All exterior windows and doors
Any item exceeding $10,000 in maintenance/replacement costs
Note: Items with a remaining useful life of greater than 25 years or more do not require reserves unless specific deferred maintenance costs are identified.
Associations existing before July 1, 2022 must complete their first SIRS by December 31, 2025
SIRS must be conducted every 10 years for buildings three stories or higher
Licensed engineers, architects, or certified reserve specialists
